How Much for a Basic Appraisal Without the Bells & Whistles?

We were recently asked, “how much will your Appraisal cost WITHOUT all those bells and whistles; in other words how much for the basic appraisal?”

This is always a Great Question, here is our answer:

AKME Appraisals, *Divisions, Inc. we believe it is important to includes all pertinent specific property data in the appraisal. Examples of just some of our inclusions are as follows:

We include the Provincial Government report. Your property/every property has a Government report on it; these reports are typically 4 pages. It describes your property details, permits, land values, historical assessment, etc.

One event comes to mind, a property owner had been paying property taxes on his neighbours garage. It added up over the years. The government gives us the right to appeal – however typically if there is a mistake (garage) the reimbursement is just for that one year. We can not imagine the property owner not wanted to have their property taxes analyzed. *The Appraiser can only share their finding with the client and the applicant. There have been many other events like this. This was a huge savings for the property owner, not for the neighbor though, as he had to start paying for his own garage.

Another example, we include the zoning allowable uses (comparables in the report are selected based on similar zoning allowable use/s) in the report. Can you imagine if YOU were losing you home and had not realized the properties allowable uses.

Possibly, you could add another residential unit or even work with the commercial component? Maybe sell a portion of your site. This information has been known to help before foreclosure, with retirement, etc. Let us not forget there are $FREE GRANTS for those that landlords willing to put in senior and or disability residential units.

Another example we ensure that the subject property is bracketed, meaning the property owner will always view and realize that the comparable/s chosen are either very similar and or one has smaller site size and or larger site size. This is completed for all of the subjects items and features. This way you will never think that one of your features was slighted.

A last example is that we include ample descriptive pictures. This has been known to help take the “lender off of the fence”, and has been found useful for insurance purposes. In addition, the Professional Appraiser, if need be – can then explain their photos and their findings.
